Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. If you catch these issues early you can save money on repairs in the future.

The sash is an inside frame that is able to move up and down vertically in windows that open. This article will show you how to make several simple sash repairs.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. If properly maintained, can last for many years. However, they can be damaged or degrade in time due to exposure to elements and normal wear and wear and tear. Weather stripping is the first issue to take care of when fixing sash windows. It is located on both the frame and sash. It can cause drafts if worn out or loose. If your sash is double-hung, you'll have to take off the weights and their accompanying ropes that should have fallen into the intended pocket in the jamb liner. Old windows, particularly those in older houses, can be difficult to open and close due to hinges that are sagging and general lack of energy efficiency. Sometimes it is a matter of making a few minor adjustments that can help these windows function smoothly once more and save homeowners money on their energy bills.

It is important to have the tools you need before you start. Mark the hinge channel's location on the frame (Photo 1) with pencil. This will allow you to place the channel in the right location after you've completed. Remove the sash and take out all the hardware, including the parting beads cords, chains, and cords that hold the sash in place. A hot gun with nozzle shield and a medium setting will soften any hardened glue. Remove the old sash, and store it in a labeled bag.

Sash Weights

Whether your window sash repairs are to replace a broken cord or to ensure that the windows are functional and functional, replacing worn-out weights for sash will improve its operation and cut down on the energy cost. Sash weights are made of iron or lead cylinders that are enclosed inside a concealed cavity, and are connected via a rope to the movable window sash. Over time, these chains may become damaged and make it difficult to raise the windows. A new sash cable can restore the ability to raise and lower the sash and ensure it stays in place when opened.

The first step to replace sash cords is to find and remove the access panels within the jambs. They are typically screwed or nailed into and require removal. It may be possible to remove them with a hammer or chisel, but it is always better to lay out dust sheets prior to beginning any work.

After removing the access panel, you are able to begin to work on the sash. Use a flat bar or chisel to pull the small parting beads from their grooves. They are usually wedged in or nailed in, but they can be snipped out which is why it's worth your time here. If the sash remains in place, break the mortise and tenon joints free with a screwdriver or hammer and then remove each wood peg. You should now be able to move the sash back and forth without difficulty, though it will probably need some oil if it feels stiff.

With the sash in an open position Take a measurement of the sash chain to reach from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord or chain and window repair attach it in Step 6 above. You can use a hammer, nails or screws. However nails are less likely than screws to cause damage.

Unless you've bought an upgrade kit to replace the old counterbalance system, it's best to keep the original balancing weights in place. It's not too expensive to purchase them from a salvage store and they'll be simple to install once you have the sash open. Based on the size and shape of your window you may need to use one or two sashweights to keep it open.
