Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. You can save the cost of repairs in the future by catching the issues in the early stages before they become out of control.

The sash is an internal frame that can move upwards and downwards in windows that open. This article will show you how to perform several simple repairs to the sash.

Weather Stripping

Wood window sashes add a classic aesthetic to your home. If properly maintained, they will last for a long time. However, they can be damaged or degrade in time due to exposure to elements and wear and wear and tear. Sash repair experts can restore windows back to their original condition and maintain their beauty longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which can be found on both the sash and frame. If it's loose or worn out, it can cause drafts and other issues. Take the sash off and mark its size and width so that you can purchase new weather stripping that is compatible with the original.

This coating will protect the putty and give your sash a fresh look.

Sash Hardware

Old windows, especially those in older houses, can be difficult to close and open because of sagging hinges and general lack of energy efficiency. In many cases, a few simple repairs can turn these windows into smooth operators and save homeowners money on energy bills.

In order to make these repairs to the sash it is important to have all of the tools needed before you begin. Mark the location of the hinge channel on the frame (Photo 1) using pencil. This will allow you to get the channel back on the correct position after you've finished. Take the sash off and then remove all hardware, including the parting beads cords, chains, and cords that keep the sash in place. Soften any hardened putty with the help of a heat gun set at medium and equipped with an shield to block the nozzle. Take off the old sash and put it in a labeled bag.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash, and also reduce energy costs. Sash weights are hefty lead or iron cylinders enclosed in a hidden cavity and linked to the moveable the sash with rope. These weights function as counterbalances, allowing you to open and shut the window without the need for mechanical or electrical devices. When they fail, sashweights tend to be ignored or disabled by homeowners.

Over time, these chains may become damaged and make it difficult to raise windows. A new sash cable can restore the ability to move and lower the sash and keep it in position when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are typically screwed or nailed into and need to be removed. It may be possible to remove them using an axe or hammer, but it is always best to lay out dust sheets prior to starting any work.

Once the access panel is removed, you can begin working on the sash. Take the narrow beads (also called "tie rails") out of their grooves with the chisel or flat bar. These are often wedged in or nailed, but they can be snipped out, so it's worth taking your time here. If the sash remains in place, pull the mortise-and-tenon joints out using a hammer or screwdriver, then remove each wood peg. The sash should be able to move freely, however it might require some lubrication to feel less stiff.

Determine the length of sash cord/chain required to reach the sash slot on the bottom from the pulley at the top of the jamb. Cut the chain or cord and attach it in Step 6 above. You can either use a hammer and screws or nails, but nails are less likely to cause damage.

If you haven't purchased an upgrade kit to replace the old counterbalance system it is recommended to keep the original balancing weights in place. They're not expensive and simple to install if you buy them from salvage shops for architectural use. Depending on the size of your window one or two sashweights might be required to keep the sash in an open position.
